Conducting property inspections is one of the most important responsibilities of a property manager with or without a landlord present. It allows us to keep an eye on the condition of your rental property, and ultimately prevent mishaps down the road. 

Whether you own a family house or a multi-home building, here’s what you need to know about conducting Premium rental property inspections.




1. A MOVE IN INSPECTION  is performed before the tenant moves into the rental property. The inspection allows us to detect issues that need to be addressed before the tenant moves in. This is carried out by the property manager in the presence of the tenant/s as they are required to sign the inspection checklist. Landlords' presence is always encouraged. We take high-resolution photos and prepare the necessary paperwork, as this acts as a “baseline” for the move-out inspection.

2. A MOVE OUT INSPECTION occurs when we assess the condition of the property at the end of the rental agreement. By comparing the current condition of the property to its original, pre-move-in condition, we determine whether the  tenant caused any damage to the property. The costs for damages that exceed ordinary wear and tear (e.g. dents on the wall, broken windows, etc.)  are deducted from tenant’s security deposit.

3. ROUTINE INSPECTIONS  are done during the rental period, ideally while the tenant is around. These inspections enable our team of professionals at premium property management to examine the unit and ensure that everything is in excellent condition. It also allows us to detect issues that need immediate attention. Before conducting a routine inspection, we give the tenant  3 days advance notice.

To do this, we schedule frequent housekeeping services, which include both interior and exterior upkeep. Between rentals, the Premium Maintenance team conducts thorough inspections of the property to determine any potential issues prior to leasing the unit.

Licensing and Permits

Premium Rental commits and guarantees compliance with Cyprus’ regulations, by abiding to short term rental laws. We take care of the paperwork and obtain all of the necessary tax measures on the owner’s behalf.
